Most roofs don't fail all at once. They give you warning signs for months — sometimes years — before the first leak shows up on your ceiling. The homeowners who catch those signs early spend a lot less than the ones who wait for water damage, mold, and a rushed emergency replacement.
Here in the Mooresville and Lake Norman area, our roofs take a beating — strong summer sun, humidity, and the wind and hail that roll through every storm season. So here are the seven clearest signs it's time to look at a new roof, and how to tell a simple repair from a full replacement.
Quick answer
If you're seeing one of these, you probably need a repair. If you're seeing several at once, or your roof is past 20–25 years old, it's usually time to replace:
- Curling, cracked, or buckling shingles
- Bald spots where the granules have worn off
- Shingle granules building up in your gutters
- Daylight or water stains in the attic
- A sagging or uneven roofline
- Missing shingles after storms
- A roof that's simply old
1. Curling, cracking, or buckling shingles
Healthy shingles lie flat. When they start to curl at the edges, cup in the middle, or crack, the protective layer is breaking down and they can no longer shed water the way they should. A few can be replaced — but when it's happening across the whole roof, the roof is telling you it's near the end.
2. Bald spots — granules worn away
Those tiny granules on your shingles are what protect them from UV and impact. As a roof ages, they wear off and leave smooth, shiny bald patches. Once the granules are gone, the shingle underneath degrades fast.
3. Granules in your gutters
This is the same problem seen from the ground. If you're cleaning your gutters and finding what looks like coarse black sand, that's your shingles shedding their granules. A little is normal on a new roof; a lot on an older roof means it's wearing out.
4. Daylight or water stains in the attic
Head into the attic on a sunny day. If you can see daylight coming through the roof boards, water can get in the same way. Dark streaks, damp insulation, or a musty smell are signs water already is getting in — and the longer that goes, the more it costs to fix.
5. A sagging or uneven roofline
Sight down the ridgeline of your roof. It should be straight. A visible dip or sag can mean trapped moisture has weakened the decking underneath — this one is worth getting looked at quickly, because it's structural, not just cosmetic.
6. Missing shingles after storms
After a big wind or hail event, missing or lifted shingles leave your roof exposed. Even a few gaps let water work its way under the surrounding shingles. Storm damage is also often covered by insurance if it's documented early — here's how roof storm-damage claims work in NC.
7. Your roof is simply old
If your roof is 20–25 years or older, it's living on borrowed time even if it looks okay from the street. Knowing your roof's age is half the battle — if you're not sure, that's exactly what a free inspection is for.
Repair or replace?
Here's the honest rule of thumb we give homeowners:
- Repair when the problem is isolated — a few shingles, one leak, one flashing detail — and the rest of the roof has years left.
- Replace when the signs are widespread — granule loss across the roof, multiple leaks, a sagging line, or age past its lifespan. Patching a worn-out roof just delays the inevitable and wastes money.
The only way to know for sure is to have someone actually get up there and look. That's why we do free, no-pressure roof inspections across Mooresville, Cornelius, Davidson, Huntersville, and the greater Lake Norman area — we'll tell you honestly whether you need a repair, a replacement, or nothing at all yet.
If you've spotted a couple of these signs on your own roof, get a free inspection and we'll give you a straight answer and a written estimate — no pressure to buy anything.
